Baxter Retirement Center is a unique, 19,000 square foot building that consists of thirty-two apartments for independent living.  To provide for the individual needs of the building's occupants, Hydro-Temp Corporation installed four 5 ton ground source heat pumps (open loop) in conjunction with thirty-two motorized zone dampers.  Each unit has two compressors--a 1 1/2 ton and a 3 1/2 ton--that provide three heating and cooling capacities (1 1/2, 3 1/2, and 5 ton).  This distinctive three stage, two compressor option allows the facility to run only the 1 1/2 ton compressor when just one or two thermostats are calling.  This "capacity matching" provides excellent dehumidification, while preventing freeze-ups and eliminating the need for inefficient by-pass dampers.  Hydro-Temp was the first earth coupled heat pump manufacturer in the nation to use a two speed compressor, and is currently the only manufacturer of the dual compressor, three stage system.
Each 5 ton unit is equipped with oversized water and air heat exchangers, and both compressors are on the same refrigerant circuit.  Simply stated, this means that, in the low speed ran by the system approximately 70% of the time, the 1 1/2 ton compressor exchanges heat with the heat exchangers at a ratio of 5 to 1.  This unit easily has the greatest compressor-to-heat exchanger surface area ratio of any unit on the market!   
One of the four units has a patented water heating device which provides 100% of the building's hot water needs for free during the cooling season and at very low costs during the rest of the year.  The building's low heating, cooling, and hot water costs have been verified by separate metering provided by their electrical supplier, Entergy.
